A multifamily refinance loan is financing used to replace an existing loan on a multifamily property. Refinancing can be considered when an investor wants to restructure existing debt, continue holding a stabilized property, or access equity that has been created through improvements and stronger property performance.

The refinancing process generally involves evaluating the current condition and financial performance of the property. Lenders may review the property’s Net Operating Income, occupancy, value, existing debt, and ability to support the new loan. The goal is to determine whether the property can support the proposed refinancing structure.

Refinancing can also follow a value-add strategy. An investor may improve a property, increase rental income, improve occupancy, and strengthen NOI before replacing short-term financing with longer-term debt. In that situation, the property’s improved financial performance can become an important part of the refinance analysis.
