Before applying for financing on an apartment building, you need to understand how much income the property actually generates. Net Operating Income (NOI) is one of the most important figures in multifamily real estate because it measures the property’s earnings after operating expenses but before mortgage payments and income taxes. If you are researching loans for multifamily homes, calculating NOI accurately can help you assess whether a property can support its proposed debt. It also gives you a clearer picture of the asset’s financial performance beyond the rental income shown in a listing.
Start by calculating the property’s effective operating income. Add the rental income collected from occupied units and include other recurring property income, such as eligible parking or laundry revenue. Then account for vacancy and collection losses. A building with 20 units may have the potential to generate substantial rent, but vacant apartments and unpaid rent reduce the amount the owner actually receives. Use current rent rolls, lease agreements and operating statements where available. Avoid relying only on projected market rents when the property has a different current income profile.
Next, subtract the property’s operating expenses. These may include property taxes, insurance, routine maintenance, repairs, utilities paid by the owner, property management and other recurring costs required to operate the building. Do not subtract mortgage principal, interest, depreciation or the owner’s income taxes when calculating NOI. For example, if a building generates $300,000 in effective annual income and has $120,000 in annual operating expenses, its NOI is $180,000. This figure provides a starting point for evaluating the property’s ability to support financing, although lenders may review expenses and income using their own underwriting standards.
NOI is central to multifamily investment loans because it helps lenders assess the property’s capacity to generate income. At InstaLend, multifamily term loan qualification is based on NOI, DSCR and asset value rather than personal W-2s or tax returns. Our programme is designed for stabilised apartment buildings with 5+ units, with 85% or higher occupancy preferred and a minimum DSCR in the 1.20x–1.25x range. Loan amounts start at $500,000 and extend to $10M+, subject to underwriting. Preparing an accurate NOI calculation before applying helps you understand the asset and present its financial performance clearly.
