An improvement in Net Operating Income can change the financial position of an apartment building. Higher rental collections, reduced vacancy or better expense management may strengthen the property’s operating performance. For an investor who already owns the asset, this can create an opportunity to review the existing financing and consider whether refinancing makes sense. When comparing loans for multifamily homes, however, a higher NOI should be treated as one part of the decision. The new loan’s payment structure, costs, valuation and repayment plan all need to be considered before replacing existing debt.
Start by establishing why NOI has improved. Was the change caused by higher rents, improved occupancy, better collections or lower operating expenses? Check whether the improvement is recurring and supported by operating statements, rent rolls and lease records. A temporary reduction in maintenance spending may increase reported NOI for a short period, but it may not represent sustainable performance. Likewise, recently increased rents may not yet be reflected across every lease. A lender will need to assess the property’s income using its own underwriting approach, so investors should be prepared to explain the changes and provide supporting information.
Next, compare the current loan with the proposed refinancing terms. Review the outstanding balance, interest rate, remaining term, payment obligations and any applicable prepayment costs. Estimate the property’s current value and calculate how the proposed debt would affect DSCR. If you are considering a cash-out refinance, also decide how the released equity will be used. Funding another acquisition or property improvement may support portfolio growth, but additional debt changes the building’s financial obligations. Make sure the property’s income can support the new payment under realistic assumptions rather than relying only on the latest NOI increase.
InstaLend offers multifamily investment loans for acquisition, refinancing, cash-out and portfolio expansion. Our multifamily term loan programme evaluates NOI, DSCR and asset value, with no personal W-2s or tax returns required. It is designed for stabilised properties with 5+ residential units, with 85% or higher occupancy preferred and a minimum DSCR of 1.20x–1.25x. Loan amounts range from $500,000 to $10M+, subject to underwriting. If your property’s NOI has improved, reviewing refinancing options can help you determine whether new financing supports your long-term investment objectives.
