When applying for multifamily property financing, understanding how lenders assess a building can help you prepare a stronger application. Multifamily mortgage lenders typically evaluate the property’s net operating income (NOI), debt service coverage ratio (DSCR), occupancy and asset value. These factors help determine whether the property generates enough income to support the proposed loan. For investors purchasing or refinancing buildings with five or more residential units, reviewing these figures before applying can help identify potential financing limitations.
NOI is one of the most important starting points. It represents the property’s income after operating expenses but before mortgage payments. To calculate it, begin with potential rental income, subtract vacancy and credit losses, add documented additional income, and deduct operating expenses such as property taxes, insurance, utilities, repairs and management costs. Mortgage payments, depreciation and personal income taxes are excluded. Using actual operating statements rather than relying exclusively on projected income helps establish a more realistic financial picture.
Lenders also assess DSCR, which measures the property’s ability to cover annual debt service. It is calculated by dividing annual NOI by annual debt payments. For example, a building generating $180,000 in annual NOI with $144,000 in annual debt service has a DSCR of 1.25x. InstaLend’s published multifamily term loan parameters list a minimum DSCR of 1.20x to 1.25x, with 1.25x or higher typically associated with more favourable terms. Actual requirements depend on the loan and underwriting assessment.
Property value and occupancy also influence the financing decision. A lender may assess NOI against a market capitalisation rate to estimate value and review whether the building is sufficiently occupied to support its income assumptions. InstaLend prefers 85% or higher occupancy for its multifamily term loans. Investors should verify their rent roll, operating statements, current debt obligations and estimated property value before applying. InstaLend offers multifamily term loans from $500,000 to $10 million or more for eligible properties, with qualification based on NOI, DSCR and asset value rather than personal income verification. Meeting an individual criterion does not guarantee approval; the overall property and application remain subject to underwriting.
