Cash-out refinancing allows eligible property owners to replace existing financing with a new loan and potentially receive some proceeds after the existing debt and applicable costs are paid. For a multifamily building, the amount available depends on the lender’s underwriting criteria, the property’s value and its ability to support the new debt. A strong net operating income (NOI) can help a multifamily refinance loan application because it demonstrates the income available before mortgage payments.
NOI is calculated by subtracting operating expenses from effective gross income. Rental income should reflect realistic collections after vacancy and credit losses, while other income should be supported by records. Operating expenses can include property taxes, insurance, utilities, maintenance, payroll and management costs. Mortgage payments are excluded from NOI because lenders assess the property’s ability to service debt separately. Investors should use reliable financial statements rather than assuming that projected rent increases or lower future expenses will automatically be accepted.
Property value is another important part of the calculation. For an income-producing building, a simplified valuation method divides NOI by an appropriate market capitalisation rate. For example, $300,000 in annual NOI at a 6% cap rate implies a value of $5 million. This is only an illustration; actual valuation depends on comparable sales, local conditions, property characteristics and the lender’s assessment. A higher estimated value may increase potential borrowing capacity, but it does not establish the amount of cash an investor will receive.
The lender must also determine whether the new loan satisfies DSCR and any applicable loan-to-value or debt-yield requirements. For example, if a building’s NOI is $240,000 and proposed annual debt service is $200,000, the DSCR is 1.20x. A lender requiring a higher ratio may limit the loan even if the property has considerable equity. Investors should subtract the existing mortgage balance and applicable refinancing costs from the potential new loan amount when estimating cash-out proceeds. InstaLend’s published multifamily term loan programme includes refinance and cash-out uses for eligible properties. Reviewing NOI, property value, outstanding debt and proposed debt service together helps establish more realistic expectations before applying.
