What Investors Should Check Before Applying for Multifamily Financing

Before applying for multifamily financing, investors should understand the property’s income, expenses, value, occupancy, and expected debt payments. DSCR provides a practical starting point because it shows how much NOI the property generates compared with its annual debt service. For example, $150,000 in NOI and $120,000 in annual debt payments produces a 1.25x DSCR. InstaLend’s multifamily term loan program states a minimum DSCR of 1.20x–1.25x for qualifying stabilized properties, although meeting that requirement does not automatically guarantee approval.

Investors should also organize reliable financial information before comparing multifamily investment loans. Review rental income, vacancy, operating expenses, taxes, insurance, maintenance, and management costs rather than relying only on projected gross rent. The proposed loan amount and payment structure should then be tested against the property’s NOI. This approach can help identify whether the property has sufficient cash-flow coverage and whether the requested financing is realistic.

The same preparation is useful for buyers considering loans for multifamily homes or owners planning a multifamily refinance loan. Running the numbers before submitting an application can highlight potential issues with income, expenses, leverage, or debt service. Investors should then compare lender-specific DSCR requirements, property eligibility, loan terms, and underwriting criteria. A well-prepared application gives the lender clearer information to evaluate and gives the investor a more realistic understanding of the deal before committing to financing.
