Why Does Property Classification Matter When Choosing a Loan?

Property classification matters because different types of real estate are evaluated using different underwriting methods. A smaller residential rental and a larger apartment building may both generate rental income, but they do not necessarily qualify for financing in the same way.

For smaller properties, lenders can focus on the property’s rental income relative to its debt obligation. This is commonly associated with DSCR financing. The property’s ability to generate enough income to cover its debt becomes an important part of the qualification process.

For larger multifamily properties, the analysis becomes more comprehensive. Lenders can examine the property’s Net Operating Income, asset value, occupancy, and operating performance. This distinction is important when searching for loans for multifamily homes, because the property’s classification can determine which financing structure is appropriate. Understanding the property first makes it easier to understand the type of loan that may fit it.
