Net Operating Income, commonly referred to as NOI, is a key measure of a multifamily property’s financial performance. It represents the income generated by the property after operating expenses but before debt service. Because multifamily properties are income-producing assets, NOI can have a significant role in determining how lenders evaluate them.

A property with stronger NOI generally demonstrates greater income-producing capacity. Lenders can compare NOI with the property’s debt service to determine whether the existing or proposed financing is supported by the property’s operations. This makes accurate income and expense information important when evaluating a multifamily property.

NOI also affects property valuation. In a value-add investment, improvements may increase rental income or occupancy, which can increase NOI. If the market capitalization rate remains appropriate, higher NOI can support a higher estimated property value. This relationship between income, value, and financing is central to commercial multifamily underwriting.
