Net Operating Income tells you how much income a multifamily property generates after operating expenses. Debt Service Coverage Ratio (DSCR) takes that figure a step further by comparing the property’s NOI with its annual debt payments. Together, these metrics help investors understand whether an apartment building can generate enough income to support financing. If you are comparing loans for multifamily homes, knowing how DSCR works can help you evaluate a property’s borrowing potential before submitting an application. A strong rent roll alone does not establish whether the building can comfortably cover its proposed loan obligations.
The DSCR formula is straightforward: divide annual NOI by annual debt service. Suppose an apartment building produces $240,000 in annual NOI and its proposed annual loan payments total $200,000. Its DSCR is 1.20x. This means the property generates $1.20 in NOI for every $1 of annual debt service. A ratio above 1.0x indicates that income exceeds the scheduled debt payments, while a higher ratio provides a larger income cushion. The calculation should use consistent annual figures and the relevant proposed debt service rather than gross rental income.
Several factors can influence DSCR. Rental income may change as leases renew, vacancies are filled or collection performance improves. Operating expenses can also rise because of insurance premiums, taxes, utilities or maintenance requirements. The proposed loan amount, interest rate, amortisation and payment structure affect annual debt service. This means investors should not treat DSCR as a permanent number. Recalculate it when assumptions change, and test whether the property can still support the financing if income falls or expenses increase. Lenders may also apply their own underwriting adjustments when reviewing the property’s financial statements.
InstaLend’s multifamily investment loans are designed for stabilised apartment buildings with 5+ units. Our multifamily term loan programme evaluates NOI, DSCR and asset value, with a minimum DSCR in the 1.20x–1.25x range. Personal W-2s, tax returns and employment verification are not required. Loan amounts range from $500,000 to $10M+, subject to underwriting. We prefer properties with 85% or higher occupancy. Calculating DSCR before applying helps you identify whether the property’s current income can support the proposed financing and whether adjustments to the loan amount or investment plan may be necessary.
