One of the most important measures is Net Operating Income, or NOI. NOI represents the income remaining after operating expenses and before debt service. Lenders can use this figure to understand how effectively the property generates income and whether its operations can support the proposed financing.

This is one reason multifamily mortgage lenders look beyond the borrower’s personal financial profile when evaluating apartment buildings. Property value, occupancy, rental income, operating expenses, and debt service can all influence the underwriting decision. A property with stable operations and predictable income may be viewed differently from one that requires significant improvements or has inconsistent occupancy.
